What We Offer

Every closing, handled with precision

Residential Real Estate Closings

Full-service residential closing coordination for single-family homes, condos, townhomes, and multi-unit properties. We handle the contract review, title clearance, document preparation, fund disbursement, and final recording — so you walk into closing with total confidence. Whether you are a first-time homebuyer in Cleveland, Tennessee, or a seasoned investor purchasing a vacation property in the North Georgia mountains, our team treats every residential closing with the same meticulous attention to detail.

Commercial Real Estate Closings

Complex commercial transactions demand meticulous attention to zoning, environmental reports, entity verification, and 1031 exchange coordination. Our team has deep experience closing office buildings, retail centers, industrial parks, and mixed-use developments across Tennessee and Georgia. We understand the unique stakes of commercial deals — financing contingencies, lease assignments, property condition assessments, and post-closing obligations — and we coordinate every moving part so your transaction closes on schedule.

Refinance Closings

Whether you are lowering your rate, pulling equity, or switching loan products, we coordinate every step with your lender to ensure a smooth refinance closing. We handle payoff statements, subordination agreements, and CD preparation with precision. Our team understands the three-day TRID waiting period, right of rescission requirements on primary residences, and the documentation differences between rate-and-term and cash-out refinances.

For Sale by Owner (FSBO) Closings

Selling without an agent does not mean going it alone. We guide FSBO sellers and buyers through the entire closing process — from purchase agreement review to title insurance issuance — making sure every legal requirement is met and both parties are protected. We provide neutral, professional escrow services that give both sides confidence the transaction will be handled correctly, including earnest money handling, inspection resolution timelines, and final walkthrough coordination.

Escrow & Settlement Services

As a neutral third party, we hold earnest money deposits, coordinate with lenders and agents, prepare the settlement statement, disburse funds, and record all documents. Our escrow process is transparent, secure, and fully compliant with state and federal regulations. From the moment escrow opens, both buyer and seller have complete visibility into every milestone through our secure online client portal.

Remote & Mobile Closings

Cannot make it to our office? We come to you — or handle everything remotely. Our mobile closing team travels to your home, office, or any convenient location throughout our service area. For fully remote closings, we coordinate e-signatures, remote online notarization, and secure digital document exchange. Whether you are across town in Ringgold, Georgia, or out of state, your closing moves forward without delay.

Why Riverstone Title

A title company built on relationships, not just transactions

We are not a high-volume closing factory. At Riverstone Title & Escrow, every closing gets the attention it deserves because we believe the closing table is where trust is earned — or lost. Our team brings decades of combined experience in Tennessee and Georgia real estate, and we approach each file as if it were our own family's transaction.

From the moment you open escrow with us, you gain a dedicated closing coordinator who knows your file inside and out. No call centers, no automated phone trees — just real people who answer when you call and respond to emails within hours, not days. That is the level of service we believe every client deserves.

Our Process

What to expect from start to finish. You will receive constant communication as you move through the closing process.

01

Open Escrow

Once the purchase agreement is signed, we open escrow and receive the earnest money deposit. Both parties receive login credentials to our secure client portal where they can track every milestone in real time.

02

Title Search & Examination

Our in-house title team conducts a comprehensive search of county records, tracing the chain of title back at least sixty years. We identify every lien, easement, judgment, and encumbrance — then prepare a detailed title commitment.

03

Clear Title & Resolve Issues

If the title search uncovers clouds on title, our curative team resolves them promptly. We contact lienholders, negotiate releases, and obtain any necessary documentation so the title commitment is issued clean.

04

Coordinate with Lender

We work directly with your lender to ensure the Closing Disclosure is accurate and delivered within TRID timelines. Payoff statements, tax prorations, HOA dues, and insurance premiums are all verified to the penny.

05

Closing Day

You sign the documents — in our office, at your kitchen table, or remotely via e-signature. We walk you through every page, answer every question, and make sure you understand exactly what you are signing.

06

Recording & Disbursement

After closing, we record the deed and deed of trust with the county register, disburse funds to all parties — seller, lender, agents, and any lienholders — and deliver your final title insurance policy.

Frequently Asked Questions

Closing questions, answered clearly

How long does a typical residential closing take in Tennessee or Georgia?

A standard residential closing typically takes 30 to 45 days from contract to closing table. Cash transactions can close in as little as 7 to 14 days. The timeline depends on the lender's underwriting process, the complexity of the title search, and any curative work required. At Riverstone Title, we keep things moving and always deliver on time so you can plan with confidence.

What should I bring to my closing appointment?

Bring a government-issued photo ID (driver's license or passport), and if funds are required from you at closing, a cashier's check or proof of wire transfer. We will let you know the exact amount at least 24 hours before closing. If you are purchasing the property through a trust, LLC, or corporation, please bring your entity documents as well.

Can I close on a property remotely if I live out of state?

Absolutely. We offer full remote closing services including e-signatures and remote online notarization where permitted by law. If you prefer an in-person experience but cannot travel to our offices in Cleveland, TN or Ringgold, GA, we can send a mobile closing agent to your location anywhere in our service area.

What is the difference between a title search and title insurance?

A title search is the investigative process of examining public records to identify any defects, liens, or encumbrances on the property's title. Title insurance is the policy that protects you (or your lender) financially if a covered title defect is discovered after closing. The search identifies what is there — the insurance protects you from what might have been missed or what surfaces later.

Do I need an attorney for my real estate closing?

In Tennessee and Georgia, real estate closings are typically handled by title companies and settlement agents rather than attorneys — though attorneys are certainly welcome to participate. At Riverstone Title, every closing is reviewed by an experienced title professional, and our team includes access to legal counsel for complex title issues. That said, if you have specific legal questions about your contract or situation, consulting an independent real estate attorney is always a prudent choice.

How much does a closing cost, and who pays for what?

Closing costs vary by transaction but typically range from 2% to 5% of the purchase price. In Tennessee and Georgia, costs are customarily split between buyer and seller according to the purchase contract. The buyer generally pays for lender-related fees, the lender's title policy, and prepaid items like taxes and insurance. The seller typically covers the owner's title policy and real estate commissions. We provide a detailed settlement statement before closing so there are no surprises.
